Our property management fee is 8% of monthly rent collected, only when the unit is tenant-occupied. For clients with multifamily apartment buildings or portfolios, we may be able to offer a discounted fee, so please inquire for a more precise quote.
The cost of repairs are not included in the management fee–owners must pay for any repairs/improvements that are incurred for their unit. However, we are proud to promise that we will never charge any work order markups, surcharges, or service fees for coordinating repairs. We negotiate discounts with most of our primary service vendors (HVAC, plumbing, handyman work, etc).

Yes! We provide financial statements for all of our clients via email each month, and provide a year-end statement for tax purposes. You may also access Profit & Loss statements 24/7 through your client portal account. We keep all financial transactions recorded and itemized so you can maximize all applicable tax deductions.

 

We collect a security deposit from all tenants prior to move-in. We hold their deposit in an interest-bearing escrow account at our bank.
Once the tenant vacates, we complete a move-out inspection and determine any repair costs that could be deducted from the security deposit. Our team will send you the inspection report along with an itemized list of repair quotes, and will make recommendations on any items that we feel should be deducted from the tenant’s deposit within compliance with the law. Once you approve the deductions and corresponding repairs, we send a Security Deposit Itemization Letter to the tenant and release their deposit (less any deductions) within 45 days following their lease expiration.
